Gift from a non-UK resident parent - PEP

We assessed a complex parental gift involving a non-UK PEP, tracing the source of wealth and funds to support a compliant property purchase.

The Challenge

A UK-based international buyer was acquiring a property using a parental gift. The funding profile was materially more complex than a conventional gifted-deposit case. One donor was a non-UK resident and a Politically Exposed Person (PEP). The compliance analysis therefore had to address the donor’s PEP status and the economic origin of multiple funding components.

Sharpwell Expertise

Sharpwell’s Funds and Compliance Team applies a detailed understanding of the UK AML and financial sanctions framework to transactions involving PEPs, international wealth, complex source-of-funds and source-of-wealth profiles, and sensitive banking histories. Our analysis is designed to distinguish between factors that increase inherent risk and those that create an actual restriction or unmanaged exposure.

Our Risk-Based Approach

We treated the funding structure as a series of separate but connected risk questions. We carried out enhanced identity, PEP, sanctions, adverse-media and source-of-wealth checks on the donor.

The Outcome

Following Enhanced Due Diligence, funds-flow analysis and sanctions review, Sharpwell addressed all the risks satisfactory and the transaction was successfully completed.

The Sharpwell Perspective

Assess the PEP Risk

PEP status increases the level of scrutiny required, but does not by itself determine the outcome.

Understand the Wealth

We establish how the donor generated their wealth and whether the underlying sources can be properly evidenced.

Trace the Funds

We examine how the funds moved, including who controlled them at each stage and how they reached the transaction.

Make an Evidence-Led Decision

Enhanced Due Diligence and sanctions checks bring the findings together into a clear, documented and defensible risk assessment.

PEP status does not automatically prevent a property transaction. What matters is understanding the source of wealth, tracing the funds and assessing the remaining risk through Enhanced Due Diligence.
