Non-UK Parental Gift Derived from Commercial Property, Rental Income and Dividends

Sharpwell traced a complex international family gift from its underlying sources of wealth to the UK, establishing a clear and compliant funding trail for the property purchase.

The Challenge

A British buyer wanted to acquire a UK property using a gift from a non-UK resident parent. Although the funds were available in the UK, evidencing their provenance required a detailed examination of the donor’s historic wealth and the route by which that wealth had moved across borders.

The complexity arose from the combination of several underlying sources accumulated over a number of years, historic international banking transfers and the need to assess the gift against current UK anti-money laundering and sanctions requirements. The fact that funds had been held in a UK account did not remove the need to understand and evidence their original economic source.

Sharpwell Expertise

Sharpwell’s International Funds Compliance Verification service is designed for transactions involving international family wealth and funding histories that do not fit a simple domestic income-and-savings profile. Our Funds and Compliance Team combines a deep working understanding of the UK AML and sanctions compliance framework with experience analysing overseas business income, investment proceeds, historic banking activity and gifted purchase funds.

Our Risk-Based Approach

We applied a risk-based review to the funding profile rather than treating the gift as a single balance to be verified. The analysis started with the donor’s underlying economic activity and examined the distinct components of wealth: proceeds from the sale of commercial property, rental income, dividends and salary from an established business. We then linked those sources to the historic transfers ultimately received in the UK.

A particularly significant component of the gift derived from the sale of a non-UK commercial property. We traced that element from the underlying disposal, through conversion from the local currency into GBP, to the onward transfer to the buyer. This allowed the Funds and Compliance Team to assess not simply where the money was held, but how it had been generated, accumulated and moved.

The Outcome

The documentary record established a coherent audit trail connecting the donor’s commercial activities and accumulated wealth to the historic banking movements and ultimately to the gift. Sharpwell concluded that the source of funds had been satisfactorily evidenced for the purposes of the applicable UK requirements, enabling the property purchase to proceed on a compliant basis.

The Sharpwell Perspective

Look Beyond the Balance

The presence of funds in a UK account does not tell the full story. We establish how the wealth was originally generated.

Trace the Wealth

We follow funds from their underlying source through historic transactions, transfers and currency conversions.

Assess the Full Risk

We consider the wider financial history against applicable UK AML and sanctions requirements.

Build a Clear Audit Trail

Our risk-based approach turns complex international family wealth into a clear, evidence-led funding trail that supports the transaction.
